You have decided to sell your property and want to employ us as brokers to put your property on the market.
The first step is to carry out a survey of your property and mutually agree a price which is in accordance with the current market situation in Lanzarote. The second step is to take interior and exterior photographs of the property which will be used for advertisement purposes; in our catalogue, agency window, web-site and local publications. We also require a copy of the current Title Deed (Escritura).
If you permanently reside in your property we will contact you when we have a prospective buyer, to arrange a viewing appointment. If you do not reside permanently in your property it is essential to have easy access whenever we want to show it to buyers. In our experience it is better to provide us with a key for the property. We will keep your keys safe at all times and never hand them out to third parties.
When we have found a purchaser and the price has been agreed a lawyer will draw a Purchase Agreement, in which the terms and conditions of the sale, the price, the deposit, and completion date will be established. We will also raise an inventory list which will form part of the Purchase Agreement.
Before completion of the sale and the conveyance of the property into the purchaser’s name we will require documents and final bills from Unelco, Inalsa, Telefonica, the last rates receipt, basura and the certificate from the community (if applicable) to make sure that there are no outstanding or pending debts on the property.
After the escritura is signed we will change all those contracts into the new owner’s name. If a mortgage exists on the property, we will liaise with the bank and arrange cancellation. All related costs will be the vendors’ responsibility.
So, apart from letting us have access to the property and providing us with the above mentioned documents the only thing left for you to do is to collect your cheque when we go to the Notary for final signing.
